What Does "Covenant Community" Mean?

 

Comotara is a Covenant Community meaning that there are Covenants or Rules that apply to all homeowners and properties in the Homeowners Association.  Although Comotara's Covenants are not terribly invasive, they do set certain limits in exterior change to the house like height and makeup of fences, size and placement of detached storage buildings, and a change in the color of the house.  Homeowners pay fees annually to help support the needs of the neighborhood.

How Much Are HOA Fees And When Are They Due?

 

HOA fees are $330 per year.  They can be paid in full in January or in 2 payments due in January and July.  These fees are used for the maintenance, repair, and improvements in the Common Areas.

Does The HOA Provide Trash Services?

 

Comotara does not provide trash services, however, we have contracted with Waste Connections to provide trash and recycling services at a reduced rate to our homeowners.

Are Homeowners Allowed To Keep Their 

Trailer, Boat, Or Camper Parked At Their House?

 

No.  Not only is this specifically not allowed in Comotara's Covenants, City Zoning prohibits storage of these items in our area.  "Storage" is defined by Zoning as more than 3 days so homeowners can bring the above mentioned to their home to prepare it for usage or, in the case of a trailer, use it and bring it back post usage to clean out and up before returning it to a storage facility.

Are Dogs Allowed Off Leash In The Common Areas?

 

The answer there has to be no.  City Ordinances require dogs be kept on leash at all times.  On a more compassionate note, not all people are dog lovers or they may have had a bad experience in the past.
